Proposal for Residential Landscaping
Laurence Korn, a licensed contractor doing business as Mu Landscaping, proposes to provide landscaping services at ____________ Street., in _________, California, for _______________ , the owners of the property. Features and cost of the proposed work follow:
Features
1. General Clean-up - Remove all unwanted plants, weeds, rocks and debris from the front and back yards. Trim and fertilize existing plants, trees and shrubs as necessary. Separate the plant waste from the other debris and haul it to the recycling center to be made into compost.
2. Soil Preparation - The soil will be improved by adding 8 cu. yds. of an amendment specially designed for heavy clay soil. The amendment will be rototilled into the existing soil in both the front and back yards. Topsoil will be added as needed to achieve the proper grade levels.
3. Carpentry - Redwood 4”x4” posts will be installed 6’ apart along the fence in the back yard. The posts will be 10’ tall and will be set in concrete to a depth of 36 in. Wire will be strung between the posts every 18” to create a climbing structure for shell peas and thornless blackberries. Two 4”x4” redwood posts with 2”x2” cross pieces will be installed in the front yard to form a trellis for the existing Bougainvillea.
4. Stonework - Remove the existing concrete walkway from the sidewalk to the front porch. Install a new walkway of “Connecticut Full Range” flagstones. The stones will be set on a base of compacted base rock and sand. Colored grout will be installed between the stones. The area of the new walkway is approximately 88 sq. ft.
5. Back Yard Lawn - A new sod lawn will be installed in the large open area in the middle of the back yard. The area is approximately 640 sq. ft. The amended soil will be graded, raked and rolled smooth in preparation for the sod. The best type of sod for your area is dwarf fescue. It stays green all year, is fine-bladed, repairs easily and uses less water than other types of grass. Another type of sod can be substituted for the same cost.
6. Planting and Mulch - The contractor and the home owners will work together to create a comprehensive planting plan for the front and back yards. The design will feature shrubs, vines and perennial plants which bloom in all seasons, have varied leaf textures and colors and require relatively little maintenance. The contractor will order as many plants as possible from wholesale nurseries, have them delivered to the site and install them in the locations given in the plan. Plants which are unavailable from the wholesale nurseries will be purchased from local retail nurseries. The raspberries and thornless blackberries will be ordered in bare-root form from a mail order nursery. They will be available in mid-January. Once the plants have been installed, they will be connected to the drip irrigation system and the beds covered with shredded cedar mulch.
7. Automatic Irrigation System - The contractor will design and install a new, automatic irrigation system. The points of connection to the house water will be the hose bibs in the front and back yards. There will be a filter, pressure reducer, backflow prevention device and a gate valve so the system can be shut off without affecting the flow of water to the rest of the house. The system will have five valves. Two of the valves in the back yard will water the lawn using 4” pop-up sprayers. The third valve in the back will water the new and existing plants in the beds around the lawn. The front yard will have two drip valves for all the new and existing plantings. All five valves will be controlled by a RainDial 9-station timer. The timer will be located in the garage near an existing electrical outlet. All of the irrigation materials will be of the highest quality available.
Cost
The cost of doing the work listed above is $___________ . This includes all labor and materials. The work will take approximately 15 working days to complete.
Change Orders
Any changes from the above specifications involving extra labor and/or materials costs must be mutually agreed upon, and will become an extra charge. If the changes reduce the cost or scope of the specified work, a credit will be made.
Warranty
The plants and lawn are guaranteed to survive transplanting and to grow out normally for a period of three months. At that time, the contractor and the home owners will walk the site to determine which plants or areas of lawn need to be replaced. Replacement plants will be installed by the contractor at no charge.
The irrigation system is guaranteed against defects in parts and workmanship for a period of one year. This does not include problems caused by animals, other people or conditions which are beyond the contractor’s control.
Professional Services
The contractor agrees to perform all work under this construction agreement in a professional manner, according to acceptable industry standards and in compliance with any and all applicable local and state codes.
